Las Begonias Commercial and Business Center

This academic project involves a mixed program as a commercial center, offices, and convention center. The program is linked through public space and complementary programs.

The project is located within Lima's financial center and adjacent to an important metropolitan avenue. Additionally, it incorporates different uses on the site and takes advantage of pedestrian flow and visuals to define a main entrance through a plaza open to the public, providing public space to the area.

Continuous terraces exposed visually are generated to be walkable and exhibit relationships between users. This is how terraces that visually organize the building are generated. First, the commercial center is located on the first two levels with a direct relationship to the main plaza. Then, a landmark element like an office tower is incorporated.

The commercial center and offices are linked through programs like gymnasium and food court. Finally, on a terrace above the commercial center, the convention center, cinemas, and entrance hall to the office tower are located.
